About the Scottsdale, Phoenix and Paradise Valley, Arizona Area

MARICOPA COUNTY, AZ

Maricopa County is the largest and fastest growing county in the state of Arizona. The Phoenix metropolitan area is located in Maricopa County and home to a total of 29 cities including Scottsdale, Tempe, Chandler, Mesa, Gilbert, Carefree and Cave Creek.

Most of what is now Maricopa County was included as part of the Territory of New Mexico until 1863, when the Arizona Territory was established. The growth of Phoenix and other settlements along the Salt River resulted in the creation of Maricopa County. It was the first new county of the original four counties of Territorial Arizona, officially established on February 14, 1871. The County was named in honor of the Maricopa Indians, who were known to have inhabited the area as early as 1775. Maricopa County's outer geographical boundaries were set in 1881 and have not changed since.

Larger than seven states and the District of Columbia, Maricopa County has a land area of 9,226 square miles, of which 1,441 square miles are incorporated (15.6 percent) and 7,785 square miles are unincorporated (84.4 percent). Measuring 132 miles from east to west and 103 miles from north to south, it is the 5th largest of Arizona's 15 counties and the 14th largest county in the United States.

SCOTTSDALE ARIZONA

"The West's Most Western Town"

Originally founded by Winfield Scott, a United States Army Chaplain in 1888, Scottsdale has flourished from a farming and ranching community to an upscale resort style Mecca offering renowned shopping and restaurants. Passion for the arts & entertainment is ever-present here and The Scottsdale Center for the Arts caters to the communities' multi-faceted musical flair. The many parks and the miles-long greenbelts & recreational paths create an environment built on fun in the sun and nationally acclaimed golf courses give new meaning to 'Diamond in the Rough'.

City zoning is relatively restrictive, prohibiting building heights of over four stories in the downtown area, also known as 'Old Town' Scottsdale. This was done to retain the old west charm for which the area has come to be known. Shops and boutique-lined streets are found in the heart of this area and just north on Camelback road is the much-revered Scottsdale Fashion Square, the largest and most luxurious mall in the state. In 1950 the area of Scottsdale was one square mile and today it has grown to over 180 miles. It is a long narrow patch of land, thus the references to North Scottsdale and South Scottsdale, and boasts a destination atmosphere with some 70 hotels and luxury resorts.

Despite a location within the Sonoran Desert, Scottsdale is remarkably green. A greenbelt, known as Indian Bend Wash, has been designed and structured in the middle of this long narrow city. A major hub of recreation, it contains parks, bike and roller blade paths, small fishing lakes and sports facilities. There is something for everyone from skateboard parks, baseball fields and basketball courts to tennis and golf. Indian Bend Wash begins in North Scottsdale and runs uninterrupted down to Tempe's Rio Solado Project, finally connecting to Tempe Town Lake.

South Scottsdale is where many of the original homes were built between 1950 and 1970. Catering to both residents and visitors alike, the popular Old Town Scottsdale is where to find art galleries, dining, nightlife and shopping. The majority of homes built in the '70s and '80s between Camelback Road and Frank Lloyd Right Boulevard include many different communities that continue to increase in value continuing north. This is where McCormick Ranch, Gainey Ranch and Scottsdale Ranch are located; many of which are named after the original homestead owners. The most affluent area of town is north of Frank Lloyd Right Boulevard, home to many of the world-class golf communities for which Scottsdale is so well known. This is where to find communities like Grayhawk, DC Ranch, McDowell Mountain Ranch and Terravita.

With an average median temperature of 70 degrees, it's no wonder this city of over 200,000 people has 7 million visitors annually. From town homes & patio homes to adobe ranches & luxurious castles, this city has it all.

PHOENIX ARIZONA

Phoenix, also known as the 'Valley of the Sun', is the capital located in north-central Arizona, boasting a population of over 2 million people. With an average humidity of 28% and an average rainfall of seven inches a year, residents and visitors alike enjoy a fabulous climate most of the year. June, July and August can get a bit hot "but it's a dry heat".

Downtown is the core of one of America's largest cities. The state's tallest buildings and professional sports stadiums, home to the Arizona Diamondbacks (2001 World Series Champs) and the Phoenix Suns, are found along with symphony hall, libraries and theatres. A significant amount of 'urban living' has become available in the downtown area to include lofts and high-rise living. There are many historic districts in the Phoenix downtown area. Two of the most popular are Encanto and Willow. These homes are very distinctive and loaded with charm.

Phoenix is a rather large metropolitan area covering almost 450 square miles and a population of approximately 1.6 million residents. Industry began to develop after World War II to include aviation, aerospace and all of the usual high-tech companies of the era. This is a far cry from 1940 when the population was 65 thousand and the primary industries were cattle, cotton, citrus and copper.

Central Avenue divides Phoenix down the middle, running north and south. East of Central Avenue is streets and west of Central Avenue is avenues. Due to this grid-like layout Phoenix is a very easy city to navigate.

The recently completed freeway system circles the city with one main artery cutting down the middle. Access to downtown is quick and direct. The entire 'loop' can be driven in approximately one hour. The airport is just east of downtown offering easy access via multiple freeways.

CAREFREE ARIZONA

Clinging to the base of Black Mountain, Carefree began as a planned community in the 1950's. With such streets as Eazy, Wampum Way, and Ho and Hum Streets, Carefree is a laid-back town amid desert landscape. One of the largest sundials in the Western Hemisphere, an impressive 90 feet in diameter, is found off Cave Creek Road.

The desert foothills offer unique shopping, dining and provide a beautiful spot to reside in the high Sonoran Desert. Old gold mines, huge boulders, spectacular sunsets and beautiful cactus gardens cover the landscape. Golf is a very popular activity in this upscale area. The unique design and integration of the courses into the desert landscape and jagged hills makes them a popular destination of the residents and visitors alike.

CAVE CREEK ARIZONA

Cave Creek is located two miles north of Carefree Highway (Hwy. 74) on Cave Creek Road, about 25 miles north of Phoenix. The temperature is slightly cooler with even lower humidity. This is truly a desert environment that supports an endless variety of outdoor activities to include hiking, horseback riding, mountain biking, golf & tennis. The landscape is highlighted by the natural beauty of the crested mountains and the contrasting open desert with all varieties of indigenous cacti.

A true sense of the 'Old West', things move a little slower in Cave Creek, now a haven for people looking to get away from the hustle and bustle of the city. With several places to stop and meet with other enthusiasts, it is also an area that supports the 'Weekend Warrior' motorcycle riders. Contrary to popular belief, this is a well-behaved influence and welcomed by Cave Creek merchants and residents alike.

Statistics & Facts

The population is approximately 2,925.
The approximate number of families is 1,363.
The amount of land area in Cave creek is 64.214 sq. kilometers.

CHANDLER ARIZONA

Chandler is 20 miles southeast of downtown Phoenix at an elevation of 1,213 feet and is bordered on the south by the Gila River Indian Reservation. In 1891, Dr. Alexander John Chandler, the first veterinary surgeon for the Territory of Arizona, bought 80 acres of real estate from the federal government south of Mesa in the Salt River Valley. Dr. Chandler studied the relatively new science of irrigation engineering and was instrumental in building an early system of canals in what was then an arid desert.

Dr. Chandler had an ambitious plan that was well ahead of his time. He envisioned a landscaped central park, surrounded by businesses with colonnade-supported, trellis-like roofs, covering the walkways in front of homes and commercial structures. Arthur Price, the local Justice of the Peace, drafted the town's first charter and in May of 1920, the citizens voted to incorporate and become the Town of Chandler. On May 24, 1954 the status of Chandler was upgraded from Town to City.

In recent years, the city's borders have been expanded, increasing in real estate, and the population has boomed from 30,000 in 1980 to more than 165,000 today. The variety of styles of homes range from small ranch adobe homes to large luxury estates. While agriculture is still a somewhat vital element, the economic base of Chandler is diverse. Chandler now enjoys a strong manufacturing and electronics sector, and has become a center for the high-tech industry with corporations like Intel, Motorola, General Dynamics and many more.

One of the latest developments in the Chandler area is the completion of the Chandler Fashion Center, a massive complex to rival any other shopping in the Valley including Scottsdale. In fact the developers of the mall also developed Scottsdale Fashion Square, which is the largest shopping mall in the state.

TEMPE ARIZONA

In its first seven decades, Tempe saw its population grow slowly but steadily. The city blocks of Tempe surrounding the Mill Avenue downtown commercial district were developed as residential areas, as were the blocks east of the Territorial Normal School (later named Arizona State College and then Arizona State University). San Pablo, a Hispanic settlement established before the founding of Tempe, was at the foot of Tempe Butte, east of downtown and north of the College.

Today the post-World War II neighborhoods are among Tempe's most attractive and desirable residential areas, enjoying a character that is not often found in newer Valley neighborhoods. Many of these neighborhoods retained flood irrigation systems that were once used to water crops, providing deep watering for new vegetation. What began as rows of treeless tract-style houses have become green, shady neighborhoods. Over the years, the once identical homes have taken on the personalities of their owners, as some have been renovated while others have been maintained in their original condition.

New neighborhoods ranged from traditional tract home developments to luxury custom homes on horse-sized property and pulled the city's population center to the south. A new City Hall was built on the site of the original near Mill Avenue, and a redevelopment district was established to refurbish historic downtown buildings and attract new commercial development.

Tempe Town Lake is at the base of the University district providing recreation and waterside living in many new developments.

Elevation (Downtown): 1,164 ft.
Highest Point: Tempe Butte ("A" Mountain): 1,495 ft.
Lowest Point: Salt River: 1,130 ft.

Arizona State University is the Nation's fifth largest university and sets the tone of Tempe's educational environment. ASU occupies 700 acres in the heart of Tempe with an enrollment of 43,000 students, 11,000 of who attend graduate classes. The university's 12 colleges offer baccalaureate degree programs in 92 majors, master's degrees in 71 majors, and five doctorate programs. ASU elevates Tempe's cultural scene to world-class status. Thirty-two elementary schools, eight middle schools, and five high schools also serve the educational needs of the community.

GILBERT ARIZONA

In 1920, the town's 500 citizens incorporated, and Gilbert was officially born. Over the next 50 years growth was slow to moderate. Then, beginning in 1980, Gilbert experienced a population boom. Increasing in the last decade and a half from a population of 5,717 in 1980 to approximately 100,000 in January 2000, Gilbert has grown at a pace unparalleled by most communities in the United States.

The sense of community is important to Gilbert and is evidenced by a strong public involvement as it continues to grow. Gilbert is the ninth fastest growing community in the nation. Impressively, doubling its population every five years since 1980, Gilbert met the many challenges of preserving the small town atmosphere of this community, yet promotes a high tech industry and progressive planning for it's future. Insulated from the frantic pace of metropolitan Phoenix, Gilbert offers many amenities enhancing the lifestyle. The 'village' concept of planned communities includes parks, equestrian trails, fishing, boating, and local business, serving all within convenient proximity. Gated communities, equestrian properties, adobe ranches, waterfront homes and golf course properties are available in Gilbert. However defined the lifestyle, Gilbert is sure to have something for everyone!

Population..............112,000
2005 estimate...........l30,000

Location
8 miles southeast of Phoenix and 12 miles from Phoenix Sky Harbor International Airport

FOUNTAIN HILLS

Fountain Hills, a planned real estate community of 17,000 residents, is nestled in the foothills between Scottsdale and Mesa. Founded in 1970, the town is bordered on the west by the McDowell Mountains, the south by the Salt River Indian Reservation, the east by the Ft. McDowell Indian Reservation and the north by McDowell Mountain Park. Fountain Hills has been named one of the top 50 places to raise a family and boasts 360-degree mountain views.

The town's name is derived from its landmark fountain. The attraction, recognized by the Guinness Book of World Records as the world's tallest fountain, spews water 560 feet into the air from a lagoon at the center of the 32-acre Fountain Park. Built by the Swiss, the landmark is visible for miles (watch for it when flying into Phoenix Sky Harbor) and is reminiscent of Switzerland's jet fountain on Lake Lucerne.

Golf fanatics will appreciate that Fountain Hills is home to three world-class courses located within the community: Fountain Hills Golf Club, Sun Ridge Canyon and Eagle Mountain.

McDowell Mountain Regional Park A 20,000-acre park that borders the northwestern section of Fountain Hills. A vast expanse of Arizona desert amid rugged mountain scenery is provided, creating the perfect backdrop for picnics and camping.

Fort McDowell Indian Community Adjacent to Fountain Hills on the east is the 25,000-acre home of the Fort McDowell Yavapai-Mohave-Apache Indian Community. The Verde River running through the reservation, and on its banks, Fort McDowell was established in 1865 following the Civil War.

MESA ARIZONA

Once home to ancient Indian tribes and early-American settlers, Mesa is the third largest city in the Grand Canyon State and one of the fastest growing metropolitan areas in the nation. With nearly 350 days of sunshine each year and located just minutes east of Phoenix Sky Harbor International Airport, Mesa is a popular relocation destination. With the prevalence of retirement, golf course and gated communities, this city is now home to over 350,000 residents.

Until 1960 more than 50 percent of the residents earned their living, directly or indirectly, from farming, mainly citrus and cotton. The 1960's through the 1990's saw more high-technology companies, now over 100 firms. Health facilities grew especially during the 1980's and the 1990's to service the larger population. The mid 1990 figures show Mesa employment percentages as retail - 31.2%, office - 25.7%, public - 16.1%, industrial - 14%, other - 11.6%, residential -1.4%.

The City of Mesa Parks, Recreation & Cultural Division offers something fun for everyone. Whether its a stroll through one of the city's 52 parks, a dip in one of the13 pools or a round of golf at one of the two golf courses, it's soon realized the City of Mesa offers an array of leisure activities for all ages.

PARADISE VALLEY

The Town of Paradise Valley was incorporated in May of 1961. It encompasses an area of 16.5 square miles with a population of 12,990. The homes of Paradise Valley are spacious single-family properties, exclusively zoned by the town for one-acre, one house per lot residential use.

Nestled between Phoenix and Scottsdale, Paradise Valley is at the base of Camelback Mountain. The name Paradise Valley was coined by the abundance of wildflowers throughout the area.

Paradise Valley, known primarily as a residential community, offers an abundance of resorts and restaurants catering to the most discriminating. Golf and tennis is a common past time of these residents with facilities like Camelback Country Club, Paradise Valley Country Club and the newly opened Sanctuary Resort. Moreover, Camelback Mountain provides a fine selection of horseback riding and hiking trails, and the nearby Echo Canyon Recreational area provides astounding views of the entire valley.

With its spectacular views of the desert, mountain range horizons and gorgeous sunsets, the Town of Paradise Valley truly lives up to its name and reputation as one of the finest residential neighborhoods in the country. Gaze at majestic Camelback Mountain and beyond to the stars magically twinkling in the desert sky and grasp all this community has to offer with a Paradise Valley Scenic Drive past luxurious homes and beautiful desert landscapes.

Glendale, home to the XLII Super Bowl (2008), offers a wide variety of amenities including the famous Historic Downtown shopping district, legendary special events and festivals, museums and cultural attractions, and a growing number of professional sports facilities.

Real Estate Tips
First Time Buyers >Credit Card Traps

It is not unusual for first-time buyers to be free of debt. They have been saving for their first home for many months or even years. But after they move into their new home, the new homeowners are often deluged with pre-approved credit card applications from banks and stores offering credit lines. Before they realize what is happening, they can be overwhelmed with debt.

The consumer credit agencies know that mortgage companies do thorough checks before approving a loan, and those who have passed through that process are considered good credit risks. They also know that new homeowners often need to make major purchases of furniture and appliances at a time when they have depleted most of their savings accounts. After years of disciplined savings, new owners may be faced with a tremendous temptation to just say "charge it" for the things they need.

If you have just purchased a home, be aware--and wary--when those credit card applications start pouring in!
